Over the past few years, the majority of the homes we have staged have been under contract in as little as 6 days and a maximum of 35 days. The average for our area during that time was 123 days on the market.
The main purpose of Home Staging is redesigning your home to show potential buyers. Research shows that staged homes not only sell more quickly, but for more money than homes that are not staged. If you are selling your home, staging is THE most cost effective way to make it stand out from the competition. When you are considering whether or not to hire a home stager, remember that staging is ALWAYS less expensive than your first price reduction. And…if you do not stage your home, you are competing with homes that are.
Our philosophy at Faux Home is to use your current furnishings when staging unless the house is vacant. Often the only cost to you for the staging are the consultation fees for our expertise which are itemized below:
Initial home staging consultation ~ $200
This is our most popular service for sellers who want to do most of the work themselves, but need a plan of what to do! This consultation includes a walk through of the entire space and a detailed written report with suggestions for each room.
One half day of staging assistance ~ $400
Four hours of staging, which includes hands on staging assistance. In addition to a walk-through of your space, we will move some furniture and accessories and help you begin the process of getting your home ready for sale.
One full day of staging assistance ~ $750
Eight hours of hands-on staging assistance. See above. Most homes can be beautifully staged in one or two days once they are decluttered.
Hourly staging assistance ~ $85/hour
Once you have had an initial staging consultation, you can choose to finish staging the home yourself, or hire Faux Home for an additional $85 per hour.
Day of Pictures staging assistance ~ $85
For clients we have consulted with previously, we also provide a day of pictures service, where we come to your home and make some final touches before those important photographs are taken for your MLS listing. This ensures your home looks its best in the pictures. Over 90% of buyers look at a home online first, before considering whether to visit the home in person.
Staging Furniture/Accessories As Needed ~
For vacant homes or homes that need more furniture or accessories, a time and cost plan will be prepared as needed.
